That word regeneration has been used a lot for the last 6 or so years and as you say the only thing regenerated was Jimmy Goddens arcade being burnt to the ground and the Dreamland Park he has shares in being emptied.

The local council and MP are hell bent on the Turner Centre regenerating the area and nothing else
