FOOTBALL CLUB PLANS KICK OFF

Margate Football Club have been given a month to progress their plans to redevelop the Hartsdown Park Stadium.

A detailed planning application, project plan, business plan, evidence of how the costs of the scheme will be financed and full details of the companies involved in the scheme now need to be provided to the Council within the next 30 days.

It comes after a meeting of Thanet Council¡¦s Cabinet last night (Wednesday 10 November) accepted to the proposed Heads of Terms agreement, which is being offered to Margate Football Club and their backers.

Cabinet Members heard that negotiations had been continuing for the last three months to draw up the Heads of Term agreement, which is an outline of the eventual lease arrangements. They were told that there is broad agreement on the terms, although some reservations have been raised by Margate Football Club and their backers.

The proposals includes:

„h The Council offering Margate Football Club security of tenure for 10 years. This would be extended if the Club qualifies for a higher league, which requires a longer security of tenure.

„h The re-advertising of the disposal of public open space, as this site area is now different to the land originally proposed.

„h New sports facilities, including the stadium, being handed over to Thanet Council on completion for Margate Football Club to operate.

„h Agreed levels of community use at reduced rates, with the Council expecting high levels of public use to be provided.

Leader of the Council, Cllr. Sandy Ezekiel, said: ¡§We are committed to seeing football return to Margate and last night¡¦s decision is a step towards that goal. However, the ball is now in the Club¡¦s half. We cannot proceed any further without a business plan, project plan, detailed planning application or evidence of the finances and the companies involved in the scheme. Once we have all these details, then the Council will be able to ensure that local people¡¦s opinions are taken into account as part of the planning process. It is vital that residents have their say on the scheme and it is equally important that we ensure the viability of the project, before it proceeds. We cannot do that without the information we are requesting. Sketch plans of the commercial development at the site do not allow the Council to consult fully with residents. We need a detailed planning application, so that they can see exactly what is proposed for the site and make their views known on it.¡¨

I just hope the local residant dont complain because if they do it looks like the council will use this a a reason to stop the plans(then the Council will be able to ensure that local people¡¦s opinions are taken into account as part of the planning process. I had thought the residents views had already been taken into consideration.Went to a meeting a couple of years ago concerning that when Labour were in control. Besides they didnt take much notice of residents views on the pleasurama site did they or the T.Centre. It would be wrong of the council to take sides with any residents anti views considering the pleasurama fiasco and the tenants and electorates wishes that high buildings weren't welcome on the seafront in Ramsgate. They continue to ignore the wishes of the voting public so any objections should,in theory be ignored once again, and that must be to our advantage. Am sure the club will get things together this time but they must be 100% in order and to my mind be verified as o.k. by other individuals that have dealt with these things, before the council get to see them. The council are being scrupulous with this and every detail they require, and more,if necassary, should be ready for them on time. Nothing must be missed out because it dosen't take much for the council to find excuses to delay again. This time however we have them threatening to pull the plug once and for all so it is imperative that ALL that they require is submitted.

And we dont want their house's or them, should I say, near our ground. We were there first after all. They knew the score(excuse the pun)when they moved there. They knew a football club was across the road from them. They really can't and shouldn't have any complaints at all.

Why, if the council have approved things and already taken into account the residents points of view, are they therefore using that in the statement.

I WILL TELL YOU WHY!!

They are rapidly running out of new excuses and therefore they are reverting to old ones.

Reality check for us all i think.

We did go through this before, but only for the ground application.

Now i guess got to suffer it all again for the commercial development.

Reckon it will get there in the end, but long long way to go.

I voted for Dec 2005 for when groungd will be ready, but that could be optimistic!!

I guess the ground will not start until the developers get their commercial development passed.(would be useful if club could clarify this so we do not get false hopes of an early start).

Again, i'm sure it will get there but long way to go.

Hopefully it looks like there is interim funding to keep us going during the planning stage.

We need to be patient

Despite the latest so-called good news the majority are still a little concerned, though as you say we may well get there in the end. As for patience! It means "endurance" and we are all most certainly "enduring" & thats an understatement.

yes but most of that paided for the debt occorred due to the stalling of TDC at last £200,000 but i also agree with you we do need to be patient i was just saying what TDC said as i thought we could just start building once the business plans were seen as viable and didn't think there was a need for that to be said in there statment.

I can't really explain why I feel in my heart of hearts it is impossible to trust this Council, but there it is, I cannot.

Still, we have to live in hope that, as MFC have had plenty of time to prepare for this moment, they will come through and be ready to face any further challenges.

With the patience and fortitude they have shown in all of this I think I prefer their attitude to the other lot.
