Good afternoon Tony

 

Basically The Council has agreed to give MFC a ten year lease on the

stadium with a further commitment should they reach the third division

within three years we would extend the lease to what ever the minimum

requirements for that league. I have been informed this would mean a

extending to 20 years. We would also commit to a lease on the commercial

elements IE five-aside football the Astro turf banqueting suit etc, the

council would charge a commercial rent with the club retaining all

profits as an income stream. We would expect a good deal of community

use during mainly off peak times ie day time for schools etc.

CNC would be granted 125 year lease on their development to enable them

to deliver to the Council and subsequently pass onto MFC as described

above.

 

On Friday this was agreed with the club.

 

These in short are the principles to which heads of terms TDC will

commit, subject to Cabinet approval. It really is now up to the club and

its funders to begin the work that is necessary to see the scheme become

reality and not another false dawn.

 

We will still have to have sight of a business plan and a project

plan.

Both these are essential to the development

As you are aware we would also need them to come foreword with full

planning details.

 

I have no hesitation in recommending these terms to Cabinet and see no

reason why they will not be excepted.

 

The new outline of the scheme will be subject to call in by GOSE and

would also have to go out to public consultation.

Again on the outline that I have seen would gain my support. Planning

would have to be determined by all members of Council and it would be

quite wrong of me to assume what other members may have in mind when

weighing up all the evidence.

 

I hope now that MFC will honour its pledge from Friday and we will see

football back at Hartsdown sooner rather than later.

Cookie,I see it says "no reason why they won't be excepted".Is this just a mis-print for "accepted" or is it clever wording by Sandy or is he that illiterate.Hope it's just a mis-print.

Think its just his spelling mistake.. surely. I did copy this straight from my E.mail and pasted it on here so all that you see from him are his very own words.Worries me a bit that a renewal of the lease seems to be subject of moving up the leagues into the "old" 3rd divivsion within 3 years. Though surely the 10 year lease we are given would still apply whether we do that in 3 yrs or 9 yrs surely. Am a bit confused with that bit but its a question that can be asked tonight.It will be interesting to see what the club has to say concerning the "terms of offer". Will they see these "terms of offer" in the same way as the Leader of TDC sees them.I keep looking at that bit you mention and perhaps you have a valid point though I still think its just a spelling error.There could be two meanings to that though,granted.

Having benn working at a council today I can't say where but it's not TDC I am beginning to understand the whole planning thing. The e-mail that cookie has recieved suggests to me that the club now needs to submit a business plan, project plan and a new planning application. The reason for the last part is that the developers have changed from the original ones and plans may be diffrent from those accesible via TDC's website.

 

Basically it is back in the clubs hands with what seems to me to be a supportive council.

 

As it has been agreed to the 10 year lease will apply whatever league we are in.

 

The club now has to submit the above mentioned plans and then the council will have 8 weeks to consider them and make a decision.

The business plan is a red herring. The 12million quid is there to go. No ned for a "business plan", besides the Council wopuld NOT have granted the backers a 125 year lease. Think about it. The detailed plan for the commercial developmenmt will be put in. Keep the faith
