You have to show what you want to do on the land (plans) to get the change of usage (greenbelt) agreement.

 

As this Greenbelt change of use completely depends on what you want to do with the land.

So without the outlying plans you can not get it.

 

Now comes the cost saving bit.

When you ask the architect to do the outlying plans to get the Greenbelt bit changed, you also get them to do the first pass of the detailed plans.

This is a lot cheaper than getting the architect to do them from afresh at a later date.

 

So it comes down to cost effectiveness from the council's and the architect's point of view, and happens a lot on larger projects.

If you wanted to, if you were someone like Tesco's, you could put in for change of use of a site from a community pub like the Bevendean Community Pub, into a highly needed Tesco's Express, without owning the land.  This would let you see if it was worth your time buying the place and then not getting planning permission.

 

Sue said she would support this as Tesco's do a very high alcohol content "vin rouge du muck" for only £1.99 unlike the Bevy, which makes her drink out of a glass rather then straight from the bottle.

I just went back and reviewed the thread regarding the fans forum that Rob Anderson attended in August.... it would appear that the Section 77 approval has been attained and the planning application was submitted by Christmas as he advised.

 

 

I might be wrong but I thought I read that the Planning Application went in at the back end of November?

I wish you all well with your local authority.

 

Dorking F.C have just passed another hurdle when the Mole Valley District Councils' scrutiny committee backed a £4.5 Million development plan for Meadowbank.

 

It now goes before the full executive Council next week and if passed, planning applications will be in within weeks.

Some news on Horsham FC new ground situation.

 

Horsham District Council found them an ideal site for them to put their ground.

Outside of town, on one of the main roads in, right by the by-pass and opposite the park and ride.

Perfect in all ways, easy to get to, away from housing, and next to a main parking site.

 

The latest news is that the same council that found them the site have now turn down the planning request for the stadium.

 

The cite that there are pedestrian issues and also issues in that the "oversized" clubhouse could be used in a commercial manner.

 

I don't believe that the architect was a council selected one, as in our case, but the same council that helped the club find the perfect site then turned round and stopped them from using it. Goes to show that the different departments are independent when they need to be
