Does anyone know what the next stage is ?

 

I was asked and I haven't got a clue what the club are aiming to do next

I thought it was starting down at Coffin End, but not 100% sure.

Think first question is 'what' exactly is going to be starting and then of course-when.

 

Is it simply changing rooms for 5-a-side,or is it changing rooms and a covered terrace.

I did jokingly suggest the other week when it was freezing down that end that they pump hot water through the top pipe of the perimeter fence. The reply was: we can't do that it would leak as there are gaps in the pipe.

My totally personal GUESS only is that there will be some sort of development at tivoli road end commencing circa October this year with completion for April 2009.

 

You naturally always want more/bigger/quicker but i'd be happy wth the above scenario-main thing is to get a date everyone can reasonably and realistically expect and then ensure it happens.

I believe it was stated earlier in the season that once the 5 a sides were built, that stage 2 was to develop the coffin end with a stand and changing rooms for the 5 a sides. In Malcolm Rowletts recent interview he stated that the next phase of development was in the very advanced stages.

You are corrct, but my nature is to push people to be a bit more specific-what does advanced mean ? Its a bit of a fluffy word really.(good answer though )

 

I'm quite 'advanced' in age, but anticipate being around supporting Margate for another 40 years at least

Have been informed that there are several meetings this week and that the club will issue a statement either end of week or early next week re next part of development.

I believe the fenced car park is part of the second Phase of the development be it only temporary. So i suppose it as already started.

Your club has been through so much so it is great to see that things are starting to move forward for you guys. It is looking like that one day your ground is going to look fantastic.

The fenced car park is part of the conditions of the five-a-side pitches. They had to provide off street parking as 1 on the conditions to build.

Anentirely reasonable condition.

 

I was surprised at where the car park was located though as i did not realise it was going to be situated there (should have looked at the plans i guess )

 

More to the point, i did not realise that the clubs lease included this bit of land on HDP where car park is suituated.

 

Maybe it did not-but maybe lease was varied and the council 'donated' this bit of land to the club in order for them to build the car park.

Anyone know the true facts ?

 

I seem to recall that about 3 years ago, clubs lease from council was circa 10 years remaining.

One assumes with the development, the length of lease outstanding has beeen re-negotiated -again-does anyone know what the current length of lease is ?

As was, lease to be renewed in 2 years dependent on turnover of Fives as this is directly linked to the Buisness plan summitted for the redevelopement.

Didn't I hear at one point that the lease period terms for the commercial development were different to the stadium?

Do i interpret that to mean that as it stands, there are circa 8 years left on the lease.

 

With that in mind-would you invest alot of money in developing the ground itself ?

No, I think it's a rolling ten years.
