I may be getting cynical in my old age but does any one think that the Council will accept an offer below the market value for the site. Councils are after as much money as they can get for land and most housing developers will pay more than Jayne will, they will cramp as many dwellings on to the site as they can. Personally I think the Council will go for the money and use the development as part of the government’s new housing targets.

I do hope I am wrong but having worked for a council and with developers for the last ten years I know what outcome I would put my money on

I think this is what most fans feared... any property builder can come in with a market value bid and possibly secure the land. We're hoping the council are sympathetic to us and because of the community facilities proposed, will tip the bid in our favour, here's hoping... do we/shouldn't we have a plan b?

If the Council do agree to sell the land to Jayne will the Council require a contract that once she has the land and planning permission that she does not sell the whole site to another developer and make a quick profit and run. The company I work has brought a piece of land for 17M, then got planning permission and some one came in with an offer of 63M,...thats a big profit for very little outgoing. I'm not saying Jayne would do the same BUT will the Council take that chance.

the understanding is that the stadium will have to be built first to ensure that this part of the project is undertaken..with community ventures , thus ensuring we get what we need first..

 

I do understand the points raised above , but the propsal and scheme are only to go ahead if this takes place. thorefore securing a new home..

I would agree that the offer being below market value will not neccessarily mean it is rejected. The council will have a responsibility to it's electorate to raise the maximum funds for any assets it sells but it also has a responsibilty to build and support projects for the community. It will have to balance these when it makes it's decision.

 

On another note, who are the trustees that will own this and more importantly what garauntees will STFC have that this will be a permanent home? I'm sure in the past the club thought The Dolphin and Wexham Park would be permanent homes but that wasn't to be the case.

 

Fingers crossed on a postive outcome to this plan and the hardwork put in by everyone to date.

The trustee board of the complex, should it go ahead, would contain at least two members of the Supporters Trust Board and a number of people representing the football club (amongst others from other areas being incorporated into the siet) to safeguard the long term future of the club at that site.

Re the Dolphin STFC only paid annual rent to the G.R.A.

Wexham Park site was sold to the then chairman by the then labour group in a (allegedly-under hand?)deal.Both the council and the club must put safeguards in place to prevent such a (allegedly dodgy/under hand) deal happening again. I am sure the current council and its leader are well aware of the past and along with the club would take steps to ensure there is no possible repeat.

Interesting first time i hard 2 from the trust, originally it was three and recently it was re-iterated as one (i think i wasnt present) is two def? And how many from club or is that TBA?

no, that's not the impression i was given anyway Rog. I thought that it was more likely that the number of positions given to the Trust would depend on how many candidates the Trust board could feasibly field. Given that the majority of us have full time jobs, perhaps some of them would not be able to donate the time necessary to being a full time member of the ground/complex board.
